Sky Las Vegas is a 45-story, blue-glass residential tower at 2700 Las Vegas Boulevard South, completed in 2007 with 409 condominiums ranging from roughly 800-square-foot one-bedrooms to penthouses over 5,500 square feet. It stands directly on the Strip at the north end — a true Boulevard address without a casino or hotel operation inside the building.

The north Strip has changed dramatically around Sky. Resorts World and Fontainebleau have opened within walking distance, filling in what was for years the quietest stretch of the Boulevard. That repositioning is a large part of the building’s current story: residents get direct Strip frontage with less congestion than center-Strip, and the neighborhood’s trajectory is finally moving in their favor.

Sky works for full-time residents who want Strip-facing floor-to-ceiling views at a lower entry price than CityCenter, for second-home owners, and for long-term-rental investors. Buyers comparing it to condo-hotels should note the advantage: Sky is a standard residential condominium, so conventional financing is generally available.

The amenity level is classic full-service high-rise: a resort-style pool deck with cabanas, a fitness center and spa, a theater room, residents’ lounge, concierge, valet, and 24-hour guarded security. HOA dues are moderate for a Strip-front tower of this size.

Living here is quieter than the address suggests. The building sits back from the sidewalk behind its porte-cochère, units are well insulated from Boulevard noise, and the vibe among owners skews residential — people actually live here, year-round.

Location & Nearby

Sky faces the Strip across from the Fontainebleau block, with Resorts World a short walk south and the Las Vegas Convention Center’s west expansion nearby. Wynn, Encore, and the Fashion Show mall are roughly a mile down the Boulevard — walkable on a pleasant evening, a five-minute drive otherwise.

Access is one of the building’s quiet strengths: this stretch of the Strip moves faster than center-Strip, and Interstate 15 and Sahara Avenue are both minutes away. Harry Reid International Airport is about a fifteen-minute drive.
