The Platinum is a 17-story, 255-unit condo-hotel that opened in October 2006 on Flamingo Road, one block east of the Strip. Developed as a roughly $120 million joint venture between Diversified Real Estate Concepts and Marcus Hotels and Resorts, it was conceived as something rare in Las Vegas: a non-gaming, smoke-free boutique property where every suite is individually owned.
Units are hotel-suite residences — generously sized one- and two-bedroom plans with full kitchens, soaking tubs, and balconies, many with Strip or mountain views. Owners can occupy their suite full-time, use it as a pied-à-terre, or place it in the hotel’s rental program, in which the on-site operator manages bookings and shares revenue.
One important note for buyers: as a condo-hotel, The Platinum typically does not qualify for conventional residential financing. Most purchases are cash or specialty/portfolio loans, and lenders treat the units as investment or hospitality property. Budget accordingly and confirm financing options early — this structure is also why entry pricing sits well below comparable residential towers.

The Platinum sits at Flamingo Road and Koval Lane, roughly a ten-minute walk from the center-Strip resorts — Caesars Palace, Bellagio, and the Horseshoe/Paris corridor. It is one of the few near-Strip addresses where walking to the Boulevard is realistic.
The UNLV campus and Hughes Center office district are minutes east, and Harry Reid International Airport is about a ten-minute drive. Flamingo Road provides straight-line access west across the Strip to I-15 and east to the 515, making the address as practical for commuting owners as it is for visiting ones.
